A 1.8-acre industrial-zoned parcel had fallen into disuse and disrepair. The adjacent residential property owners considered the former vehicle storage lot to be an eyesore and out of character with the established neighborhood. This underutilized industrial site sits at the edge of an established residential neighborhood. Furthermore, many residents are opposed to any industrial development on the site that would create truck traffic and noise.

Renaissance Community Fund understood the needs and influence of the surrounding neighborhood. We proposed a community of 22 detached homes and a neighborhood park to be accessed entirely from the residential side on Ingomar Street. These attractive infill homes are designed on small lots in order to provide single- family style living at price levels more affordable to working families. The density is compatible with transit-oriented policies given the future proximity to the nearby Orange Line busway extension. The project is awaiting approvals from the City of Los Angeles.
