A large site near downtown Corona had remained vacant since the 1960s even as development began to envelope a formerly rural area. In an effort to revitalize the downtown environs several years ago, the City of Corona adopted the "North Main Street District Plan" and zoned this site for commercial and retail uses. The site's location and shape, however, have made development difficult in the past. Corona needed a customized solution.

Although the site was zoned for commercial use, RCF worked with the City of Corona to convert the zoning to "in-town residential." We proposed a vision to the City based on the many advantages of Smart Growth, including open space, close proximity to retail, and access to mass transit. The infill of a residential community will help add life to the neighborhood and support local businesses. Designed with small lots and shared amenities, the project will provide much needed, market rate workforce housing to rapidly growing western Riverside County.

River Road Village is under construction with the first phase expected to open in the Fall of 2007. The entire 67-unit plan is designed as a community village in an attractive street pattern with plenty of private and shared space. The 2-story, 3-4 bedroom, and 2.5 bathroom cottage style homes have three unique architectural styles that create a traditional neighborhood feel at an affordable market-rate price range. With downtown Corona and a Metrolink station within walking distance, River Road Village will help revitalize the urban core with a less auto-dependent residential base.
