Reservoir Village

The Challenge
Before A narrow 2.4-acre site with existing older apartments sits in a hodge-podge alignment crammed onto very little street frontage. The immediate area contains a mix of deep lots with aging residential units along with the limited street access and has deterred many investors. Notwithstanding, the area is ripe for gentrification and Renaissance believes in the opportunity based on the unyielding demand for moderate priced housing for families (4 bedrooms with private yard).
The Journey

RCF envisioned creating quality workforce housing by razing the existing apartment units and creating 20 new detached single-family style condominiums, each with an exclusive back yards. We developed a plan emphasizing both privacy and convenience by focusing more on improving residents' quality of life than maximizing development. Though the site's R2 zoning permits up to 36 attached units, we are building 20 detached units, while providing parking and common area open space that exceeds the code requirement. The village-style site plan will create a neighborhood friendly and safe environment.

The Results
After Demolition and grading are complete and the initial retaining walls are being installed. Building permits have been issued and construction is underway with delivery of completed units is expected to occur in the spring of 2008.
