Palm Desert Country Club

The Challenge
Before The Palm Desert Country Club, built in 1962, was once a championship course where pre-rounds for the Bob Hope Classic were played. Over time, conditions became bleak as repairs and upgrades were delayed due to insufficient funds. Without a modernized irrigation system, several holes completely lacked grass in the fairways, and the clubhouse had to be closed. Several prior investors failed in their efforts to restore the course. Existing zoning, economic considerations, and wary residents deterred many willing parties from pursuing the project. Residents raised concerns that the neighborhood had begun to decline as well.
The Journey
Having worked closely with communities in the past, RCF understands the importance of collaboration. In Palm Desert, we found common ground between government officials and over 1800 Country Club residents. We met with hundreds of individual residents early in the process and held numerous community meetings in order to understand what the residents wanted. With the community as a team member, we designed a redevelopment plan compatible with the existing site. We also worked closely with the City to assure that the improvements are compliant with its recreation and environmental policy goals.
The Results
The construction of 95 single-family homes funded the renovation of all 27 holes and the clubhouse, as well as future maintenance of the golf course to help stabilize the community. The course will be placed in a conservation easement as open space in perpetuity. Each of the new residences provides a home for moderate and middle-income families. The new homes add value to the neighboring properties without raising costs to the City to provide services. PDCC won the "National Best Renovation of the Year Award" for 2006 from Golf Inc. Magazine.
