The 8.53-acre NW corner of Bonita Avenue and San Dimas Canyon Road has sat empty for years. A former supermarket on the site was the victim of industry consolidation and a single-screen cinema closed earlier due to its obsolete format. The surrounding area is comprised primarily of multi-family apartments and single-family homes, and not surprisingly, residents are eager for a positive change at this intersection.

Project applications have been submitted to the City of San Dimas to entitle a mixed-use development of 120 apartment units, of which 15% of units will be affordable (supported by the Redevelopment Agency), and 40,000 square feet of retail, anchored by a Tesco "Fresh & Easy" supermarket and a Walgreens. Approvals are anticipated by June 2008, construction is planned for November 2008, and delivery of the completed project is forecasted for 2009.
